Buying a home is a major financial commitment that many Malaysians save for for years. Between massive down payments and strict loan approvals, getting a mortgage can feel like an uphill battle.

After signing the sale and purchase agreement (SPA), the next step is to get the keys and move in. But when that anticipation gets cut short and the promised completion date suddenly goes missing, the limbo strikes hard.

That is the case of buyers who see their investment sitting in deteriorating, half-built structures. Left in a pickle, some buyers end up trapped in a long-term financial commitment.

And then there is the feeling of constant uncertainty about when the unfinished structure will become the functional residence it was promised to be.

...

Summary Overview
• Homebuyers in Malaysia face financial strain when housing projects stall or are abandoned, leaving them with half‑built, deteriorating properties and uncertain move‑in dates.

• The government’s Special Task Force on Sick and Abandoned Private Housing Projects, set up in 2023, has revived 1,726 private projects (199,643 units, GDV RM158.16 billion) as of August 2026, including 1,542 sick projects (163,621 units) and 37 abandoned projects (6,122 units) resolved to benefit buyers.

• Despite progress, 303 sick projects (43,288 units, GDV RM40.25 billion) and 100 abandoned projects (27,998 units, affecting 14,961 buyers) remain, with Selangor accounting for the largest share of abandoned cases.

• Causes of project distress include financing shortfalls from rising construction costs, contractor disputes, land‑ownership complications, and slower regulatory approvals, making early detection and intervention crucial.

• The Ministry aims to eliminate all sick and abandoned housing projects by 2030, signalling tighter safeguards for homebuyers but highlighting the need for continued monitoring and faster remedial actions.
